Peter Dann delivered the structural design across both phases of this development, comprising Office Block B and multiple small business units, together with associated substation bases and ancillary structures.

Traditional shallow foundations were adopted to achieve an efficient and economical design. These were coordinated with site investigations to ensure robust performance whilst maintaining flexibility during the design process.

The buildings were primarily designed as steel-framed structures, enabling fast construction and adaptability for various end uses. General arrangement drawings, design loads and structural schemes were provided to facilitate contractor-led detailing, with careful consideration given to deflection criteria to suit masonry façades.

Floor systems and loadings were developed to accommodate a range of occupiers, including provision for future tenant fit-out, such as mezzanine floors. Performance specifications were also prepared where appropriate to allow specialist contractor design.

In addition, we designed foundations and base elements for ancillary features including plant enclosures, bin and cycle stores and electrical substations, ensuring full coordination with specialist suppliers and the wider design team.

The scope was delivered in close collaboration with the wider consultant team, with external works and infrastructure elements undertaken by others, ensuring a clear and efficient design interface across the project.
